Financing a new mortgage? Beware of “predatory lenders.”

In November 2005, Montgomery County, Maryland’s county council enacted legislation to expand the categories of discriminatory lending activities associated with discriminatory housing practices and increased the maximum fine for such activities from $5,000 to $500,000. The council sited practices such as charging inordinate amounts for prepayment penalties, points, and fees; steering borrowers toward more expensive mortgages; and refinancing existing mortgages with new ones that borrowers won’t be able to repay based on their income or credit.

Predatory lenders typically target what’s known as the nonprime mortgage market, where people with blemished credit records try to borrow money for homes in less desirable neighborhoods, which means that it’s often minority groups, such as African-Americans and Latinos, who are the victims of predatory lending practices.

However, February 2006, the American Financial Services Association (AFSA), challenged the ruling, contending that only the state has the power to enact legislation regarding mortgage lending practices–although the AFSA went on record as opposing discriminatory and abusive lending practices. The new law was supposed to take effect the second week in March, but mortgage lender lawyers persuaded a judge to delay the new law, pending a hearing. So it’s yet to be determined if the Montgomery County law will remain on the books.

Regardless of the outcome in Montgomery County, however, predatory lending practices are illegal in most states. The Center for Responsible Lending describes a number of such practices on their website. Some of them include loan flipping, in which the borrower is forced to refinance a loan, sometimes several times, solely for the purpose of generating new fees for the lending institution. Another common practice is insisting that borrowers also purchase such things as credit life insurance or other products–again, primarily designed to generate more income for the lender.

The bottom line is that there are lending institutions that make a great deal of money by charging extra fees to those borrowers who can least afford them, thereby either depriving those borrowers of the American dream of home ownership or, worse yet, setting them up for eventual foreclosure.

As the real estate market slows down and interest rates creep up, it’s more important than ever to become a knowledgeable consumer. Learn the basics of mortgage lending, so you’ll know when you’re being charged too much for a loan or for things you don’t need. Shop around to see what’s available, and then make sure you’re comfortable with your loan payment, because you’ll be paying that amount for many years.

When it comes to purchasing an elliptical trainer you have four choices in where to buy:

1. Mass Merchant

2. Fitness Specialty Store

3. On-line Distributor

4. Used from a private individual

I would discourage you from option 4 since quite frankly, it’s very risky to purchase a used elliptical trainer. By their nature, elliptical trainers can be expensive to repair and you most probably won’t receive any kind of warranty with a used elliptical. So be careful.

A fitness specialty store will carry the higher-end ellipticals costing upwards of $1000 and well beyond. They will carry light commercial to commercial-grade elliptical trainers such as Precor, Life Fitness, SportsArt, and others. These are excellent brands and I encourage you to at least have a look at them since quality is extremely important when considering an elliptical trainer. This will also provide a basis on which to judge other elliptical trainers.

You will most likely find knowledgeable sales people in fitness specialty stores, but not always the lowest prices. The salespeople typically work on a commission basis and you may find them to be on the aggressive side. However, don’t let that deter you from test-driving and researching ellipticals at these stores. Just don’t get pressured into buying just yet.

Mass Merchants such as Wal-Mart, Sears, The Sports Authority, and Dick’s Sporting Goods carry the lower-end ellipticals. You can find some good values here, but it’s extremely important to understand exactly what you’re getting. Elliptical trainers in this price range can wind up costing you more that you expect in repairs and down time. I don’t recommend any elliptical trainer that retails for under $500.

Though it may be tempting to go for that $150 elliptical machine from Wal-Mart, you may wind up regretting it soon after you get it home. The salespeople at these stores, though typically friendly, aren’t always the most knowledgeable about elliptical trainers and the quality behind them.

If you are sold on elliptical trainers from ICON Health and Fitness such as Nordic Track, Reebok, and ProForm then I highly recommend that you purchase it from Sears. In fact, you may want to purchase it from the Sears on-line store. You can even purchase your Sears elliptical on-line and pick it up at any of their retail stores. Sears has a good reputation for handling repairs and exchanges during the warranty period.

Some of the best deals on elliptical trainers can be found on-line. Besides frequent sales, on-line distributors often provide free shipping and free extras for ellipticals over a certain price. Having the elliptical delivered right to your door can be a huge help since you won’t have to schlep a large, heavy box home as is the case if you purchase from a mass merchant.

2Much.net Rolls Out Live High Definition Video (Montreal) October 12, 2005 - Interactive Video platform creator 2much.net will roll out a new, live High-Definition video streaming format that is an Internet first, according to company president Mark Prince.

In addition to being live and hi-def, the format presents viewers with a wide-screen video display running at 30 frames per second as well as 48KHz Dolby Surround 5.1 streaming audio.

“Traditional screen aspect ratio is 4:3, but this is 16:9. This has never been done with live adult video chat before,” claims Prince. “Or any web video. We’re not just pushing the envelope anymore, we’re pushing it through the shredder.”

In recent online tests and demonstrations for clients from the company’s Old Montreal offices, “we had about 50 people in the chat room, watching one of the more popular LCN Girls doing a strip show at someone’s desk.” The live stream, according to Prince, was viewable by everyone.

“The burden is more on our end, not on the end-user,” said Hidden Dragon, 2much.net’s network supervisor and head programmer. “We’ve acquired the machines, codecs and connection required to compress, output, stream and route the video feeds.”

“Live high-definition video requires fast computers, but nothing most surfers aren’t already using,” Prince said. “We recently completed extensive upgrades to our servers and routers to support the new high-def format. We’ve put together already-existing technology in a way that apparently nobody’s thought of yet.”

“Intel Pentium Computers and standard video cards are great,” Prince said. “But the system really shines on AMD 64’s and newer generation graphics cards such as the ATI Radeon series.”

Adult video chat site LiveCamNetwork.com will be the first to use the new format, running a series of live interviews with the more popular LCN Girls, to be followed by other videocasts revolving around the Webdreams television series on Showcase, which features 2much staff and chat hostesses from LiveCamNetwork, which is the company’s flagship site.

2Much techs will use these “videocasts” to monitor bandwidth, CPU Usage statistics, and most importantly, customer feedback. The videochat rooms featuring the new High Definition video format will follow shortly.

“Back in 2000 we pushed the envelope for video streaming and DSL users,” said Prince. “And made a killing. Now it’s common, and everybody is getting into it. Now’s the time for the next step in live video chat.”

A demonstration of Live High Definition video streaming is scheduled for Friday, October 14, at 7pm EST, in the form of “The Luna Show” on LiveCamNetwork.com .

The Joy of Recycling

I have always been an advocate of recycling. Even though I am not always convinced of its financial viability, I am thoroughly convinced of its value as a means of increasing public awareness of the cost of our consumerism. In the 20+ years I have been in the organizing profession, I have never heard anyone complain that their problem in getting organized was that they didn’t have enough “stuff.”

It doesn’t seem like getting rid of things should be such difficult issue, but in my own experience and in the lives of clients, it often is. I have spent countless hours listening to clients justify why they need to keep clothes they haven’t worn in ten years, utensils they aren’t sure how to use, appliances that need repair, artwork they don’t even like — and, of course, old magazines they’re sure to read some day!

If you have enough room and if you’re willing to pay the price in space and energy, it is possible to keep everything. But if you can’t find what you need today because you’re tripping over what you might need tomorrow, the price may be more than you should be willing to pay. Recycling is often a great solution.

It’s amazing how many ways you can find to recycle the things you aren’t using. Towels and bedding are desperately needed by homeless shelters. Pre-school programs can use calendars with pretty pictures. Local schools are often delighted to have used computer equipment. The Lions Club collects eyeglasses for people who cannot afford to purchase them. (How many pairs do you have in your dresser drawer?)

My mother had an enormous pile of overalls which my father no longer used, but she didn’t know anyone who needed them. She just couldn’t bring herself to toss them, so she put them in a box in the attic. One day she heard a woman on the radio say that she wanted to buy overalls because she used the bib tops to make jumpers which she sold to raise money for her favorite charity. She didn’t even care if the overalls had holes in them, because she covered them up with decorations and trim. My mother was elated to find a home for the overalls — and get a check for $10 besides! (One note of caution: Don’t fall in a trap of looking for the perfect recipient — organizations such as Goodwill Industries can use almost anything, and will give you a receipt for a tax deduction!)
