Scooters are extremely versatile, functional and cheap. They can be the ingredient that will improve the quality of life in many situations. If you are searching for some new excitement in your life the adrenalin rush you are going to experience behind the handlebars of a fast gas scooter is unbeatable.

Perhaps you are trying to find an electric mobility scooter for an elderly or handicapped person. Mobility scooters can add quality to the life of a person who is disabled or elderly. A handicapped scooter can turn a disability into independence and freedom.

Maybe you are interested in a scooter because you know they are inexpensive to buy and to operate. Are you tired of paying high gas prices? Electric scooters or even gas motor scooters can save you a small fortune. Both electric and gas scooters can help you keep money in your pocket. Traveling for days or even weeks at a time on just a single gallon of gas is not unheard of.

Motor scooters are very versatile and offer just about anyone a good reason to own one. So whether you want a motor scooter to save money or to provide an increase in the quality of life for a love one, motorized scooters may be the way to achieve your goals.

But the best reason to own a gas motor scooter or an electric scooter is very simple: they are fun and exciting. Traveling around on a motorized scooter, whether a fast gas scooter or a balanced and reliable disability scooter, is downright thrilling. Gas scooters can be faster, but disability scooters are safe and reliable.

Electric powered scooters are manufactured in different sizes, anywhere from mini to full size. They are well suited as handicapped scooters and will travel just about anywhere. Whether you are looking to walk your dog or just go from the bedroom to the kitchen without help, your dream can be made a reality. And their balance and stability are increased with either 3 wheel or 4 wheel scooters.

There is definitely something to be said about a mobile lifestyle, even for senior citizens. With the technology we have today we are seeing longer lasting batteries with increased capacity. Some batteries can store enough power for a full days worth of driving without the need for a recharge. No need to worry about getting stuck somewhere without the ability to get home.

Gas powered scooters are for the long and winding roads. For trips to the supermarket or to the dentist they cannot be beat for excitement and affordable transportation. Travel anywhere without breaking the bank to add more gas to the tank. Plus, they come in all different colors and sizes. And the speed options are practically limitless. Fast or slow, stand up or sit down, it is your choice.

Another wonderful feature is the fact that they come in foldable models. Folding scooters can be driven to work and then stashed under a desk or in a closet. They can also be put into a trunk or into a public storage compartment on a bus. Talk about convenience.

Yes, whether you want a scooter for kids, teens, adults or the elderly it will certainly be easy to find one that will fit your needs. Scooters are cheap to own and to operate and will fill the needs of many. Plus, they are fun.

The Popular Laptop Trends At The Present

Laptop computer shipments are approximately estimated to be approaching 127M units this year, which is massive! But be warned if you want the latest tech than you need to cultivate some patience as there are likely to be part shortages. Regardless of credit crunches and other economic conditions laptop shipments have amplified year on year and it doesn’t seem to slip any time soon. The technology cycles are so minute too which makes it all the more of an up hill struggle.

Gaming notebooks have recently been capturing a lot of appeal. You can actually get a lot of laptop for your money these days because even the top notch technology is dropping into the mass market area very quickly. I feel notebooks are a sound choice for playing games. Maybe not exactly for the hardcore but they’re great for the majority of us. I think what’s very admirable is how sleek the chassis’s are and how cool operating temperatures are the systems run. With that mentioned gaming notebooks should never be cosidered in the same playing field as their desktop counterparts. There will be a difference and the issue here is that its not a enormous deal for most. Gaming notebooks are constantly challenging the speed margins of notebooks so its always a true benchmark of how far the technology has come in that relation.

There are always going to be a couple of people that need a laptop custom built because they want to use it for specialised work. The main advantages here are the fact that you can typically get superior 3rd party components in custom notebooks. It just provides the purchaser substantial flexibility when it all boils down. The laptop computers found in stores are for normal activities. Mass customisation of laptops has got by this dilemma. There are tons of small system builders out there that give excellent customer care. To me this is a massive positive.

Tons of awesome portables are coming out in the near future. The small $500 notebooks are selling like crazy at the moment. Its funny how devices developed for the 3rd world nations have become a buzz in the developed nations. Consumers need sleek, super lightweight laptops but they also want them to have enormous screens. Stronger materials needed for such notebooks are still too pricey. We are seeing thinner gaming notebooks now and it seems this will keep on going. There’s no guessing what innovation’s we’ll see but more than likely there will be plenty.

In my opinion Rizeon have the best laptops in relation to value for money.

Different lenders charge different fees. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 4 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Get a new house with geld lenen met negatieve bkr notering, 411038 euro in 24 hours.

Although most mortgage experts say that rates 7 percent are pretty much the same wherever you go, give or take this tiny 3 percentage. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 3 percent. Many of these fees are fixed but some can be negotiated.

While a mortgage in itself is not a debt, it is evidence of a debt of 6 percent. Both banks and brokers have their strengths and weaknesses. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. Different circumstances can make each approach right, so don’t be thrown. But others will claim low rates to bring in customers or tell you that the rates 9 percent offered by competitors will change.

It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Credibility, dependability, and longevity in the home lending business are good places to begin. In other words, the mortgage is a security for the loan that the lender makes to the borrower. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. See which lenders are charging fees 7 percent and for how much. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. In most jurisdictions mortgages are strongly associated with loans 8 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. And of course, each loan and each borrower are different. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. So how do you find a lender or broker you can trust? Some will quote you precise, competitive rates 10 percent.

How to Make a Rich Chocolate Cake

Old time bakers used to make a “pudding” for chocolate cakes. This pudding is different than the pudding in the mix chocolate cakes we are used to today. Old time chocolate pudding was a way for bakers to elicit the full chocolate flavor from the cocoa powder and unsweetened chocolate which gave them rich full flavored chocolate cake.

When cakes are made strictly with cocoa powder which contains mostly cocoa solids the chocolate cake flavor is somewhat subdued. The chocolate flavor can be stricken even more by mixing the cocoa powder with flour. But by incorporating unsweetened chocolate which contains cocoa butter as well as cocoa solids into the cocoa powder the chocolate cake is given an extra boost of chocolate flavor.

Water and sugar also play an important role in making a rich full flavored chocolate cake. Hot water heated in a double boiler is used to bloom the chocolate flavor in the cocoa powder and unsweetened chocolate. Then when sugar is incorporated into the chocolate pudding the subtle chocolate flavors will begin to shine.

Here is the basic recipe for making a pudding to add to your chocolate cake batter.

Unsweetened Chocolate
Cocoa Powder
Hot Water
Sugar

Combine coarsely chopped unsweetened chocolate, cocoa powder, and hot water in a double boiler. Heat until the chocolate is melted. Then add the sugar and stir until the pudding is glossy and thick.

Simply adjust the amounts above to your favorite chocolate cake recipe and watch your cake take on a whole new level of sweet chocolate flavor.

It’s not breaking the eggs that does the lasting harm; it’s the continual walking eggshells. Emotional damage has a way of lingering in the times between resentful, angry, or abusive flare-ups. The empty, dull ache of unhappiness is most accurately measured in the accumulative effect of these small moments of disconnection, isolation, and dread.

The following quiz reveals what it feels like to walk on eggshells day after day. Read it aloud - the objectivity in hearing your own voice say the words - especially your answers - is the first step toward healing.

If you live with a resentful, angry, or abusive partner, you probably have a vague feeling, at least now and then, that you have lost yourself. In your constant efforts to tiptoe around someone else’s moods in the hope of avoiding blow-ups, put-downs, criticism, sighs of disapproval, or cold shoulders, you constantly edit what you say. You second-guess your own judgment, your own ideas, and your own preferences about how to live. You begin to question what you think is right and wrong. Ultimately, your perceptions of reality and your very sense of self change for the worse.

The cold fact is that it’s hard not to lose yourself in the morass of what you should say or what you need to do (to keep things peaceful) and how you’re supposed to be at any given moment. If you have to be one thing one minute and behave a different way in another (depending on your partner’s moods), your confidence and sense of self can seem to disappear. You begin to feel that you cannot reclaim yourself or begin to feel better until he changes and starts treating you better.

The understandable but tragic expectation that you are dependent on him for your emotional well being is the first thing you must change. You must heal and grow, whether or not he changes. Although our inborn sense of fairness and justice tells you that he ought to be the one to make changes, your pain tells you that you need to become the fully alive person you are meant to be. This means that you have to remove the focus from him and put it squarely on you. Happily, that is also the best thing you can do the help him and your relationship. This book will help you reclaim your true sense of self. That is its primary goal. But it will also help change your relationship.

One essential decorative piece in your kitchen that ads to the look and feel of your kitchen is the kitchen counter top. If you want to make changes to your kitchen counter top, you may want to consider what options are available to you out in the market. Here are a few examples of kitchen counter tops to consider.

There are the typical solid surface kitchen counter tops. The solid kitchen counter tops will show scratches. These counter tops can be custom made to your requests. It would be ideal to contact your local home repair centers in your area for referrals. If you are unsure who to contact, searching the internet would be a start. The good point about these types of counter tops is that they come in all types of colors and patterns and they are stain resistant. One point to consider is that most of these kitchen counter tops are vulnerable to hot pans and abrasive cleaners that could damage the surface.

If you want a kitchen counter top that is resistant to stain and has easy care, consider the engineered stone. This is compiled of at least 90% quartz particles. It does have a large range of colors to choose from. It also has a nonporous surface. No annual sealing is required. This type of counter top can be a bit pricey.

If you are going for the popular contemporary look, consider the Stainless steal counter top. They are heat resistant and durable. The great point about these counter tops is that they can be seamless. They can take the heat and they are easy to clean. They can be pricy.

8 Reasons the Holidays are a Great Time to Build Your Business

Too many of the clients I talk to write off December as a marketing black hole. After all, people aren’t really focused on doing anything but holiday shopping and attending parties, right? Why not preserve your energy for a time when people are ready to buy?

Considering the holiday season a time when marketing should be put on hold is missing a great opportunity to connect with your prospects. True, people are overextended financially and time-wise, are cranky and overshopped and are wondering how they’re going to get it all done. But, miraculously, the spirit of the season also survives and gives people more hope, openness and willingness to try new things. Being as it is on the cusp of a great, shiny new year, the holiday season is a golden time to connect with people emotionally about what you do. So, instead of resigning yourself to wait until next year to redouble your efforts to get new clients, ask yourself instead how you can use this unique time of the year to get creative about communicating about your business.

Tie your work in to the season

Ask yourself - what about your business is seasonal? If it’s nutrition, talk up a fresh angle on how to eat nutritiously during the holidays. CPA? Focus on important end-of-the-year planning you can do. Divorce attorney? Send a tipsheet on how to enjoy your holidays as a divorced person, plus 3 important legal matters you should attend to first of the year. Virtually every profession can be tied into the end of the year/holiday theme. If you’re in a profession that’s easily tied into the end of the year (food, shopping, etc.), then your work is done for you. If not, think harder. Ask yourself - what do people need from me during the holidays? Do they need more balance, a time to relax, a plan for how they’re going to do something better in the coming year? New year planning and balance are great themes that can be carried across many different businesses.

Let people buy gift certificates for your product/service. Hey, they’re going to be giving stuff - it might as well be yours! Look around to see the kind of packaging product-producers are doing and ask yourself: how does that apply to my service? What is an affordable bundle of solutions I can make available during this season?

Holiday card - It’s an old-stand-by for a reason. Insert something that keeps on giving. Challenge yourself to come up with a great “next year at a glance” theme. Or perhaps a gift coupon for your service? A bonus for referring a friend? It’s a great time of the year to reach out and show people how much you appreciate them and remind them how your work can help them.

Put together an end-of-the-year and “What’s Coming Up” report
Even as people are frazzled and engaged in other things, they are filled with the expectation of what next year will bring. Why not tell them how they’ll benefit from your work? What’s coming up for you - do you have a new product you’re working on, a workshop they’ll enjoy, an add-on service, a new strategic alliance you want to announce?

Tie a promotion in to New Year’s Resolutions

A cottage industry for service professionals, New Year’s Resolutions can be a great way to make your service real and immediate to your prospects. Ask yourself - what do people resolve to do that I help with? Weight loss and self image? Financial security? Better relationships? Considering these and other broad categories of the kinds of resolutions people make, get creative about what kinds of tips, services and programs you can offer to help people meet their goals.

Party for business

It’s true, you probably won’t ink that important deal or get tons of new buyers during the holiday mixer. Still, all of the chances to meet and celebrate with many people are a golden business opportunity. During holiday parties, people are usually jovial and relaxed about having a good time. So instead of thinking about all the deals you won’t make during the holidays, focus on the spirit of the season and build relationships. After all, everyone who is focused on getting through the season will “go back to work” in a few short weeks. When the season is over, you can call on your holiday-party connections and evoke the good feeling of having been at a holiday party together, then translate that into a conversation about how to further the relationship. And, as always, when attending a holiday party (or any other business gathering), ask the organizer if there is an opportunity to give something as a door prize. What do you give? Your service or product of course!

Gift-giving

Now’s a great time to let your key business contacts know they’re important to you. Give your business list a little personal attention and pick out something less generic and more meaningful. Taking the time to find a personally appropriate gift will mean the world to your prospects, referral partners and clients.

Time-sensitive offers

People respond to deadlines and the end of the year is an ideal time to build those into your service. It’s smart to re-visit your prices every 6 months anyway. The end of the year is a natural time to communicate to your prospects: prices are going up next year so now is the time to hop on.

With a shift of focus, you can consider the holidays a wonderful time to build new relationships and breathe fresh ideas into your business. One last important tip: Don’t overdo it! Remember, while you can build your business even through the holidays, it’s good to tap into the spirit and focus on family and friends. When you do, the rest will come naturally.

Dispel Anger in 2 Simple Steps

June 19th, 2008 June 19th, 2008
Posted in University of Psychology

“It really works!” “Well, I’ll be…!”

BJ like so many others in the workshop was astounded that a technique so simple could produce such an amazing result. You must try it. Next time your partner flares up in anger do this. In a very non-threatening calm and sincere tone of voice say…

“You’re really mad right now?” or “Something I did made you angry?”

And watch the energy change. The anger dissipates almost like magic. A sense of relief replaces the intense emotion.

Most every time acknowledging anger in a compassionate manner diffuses the emotion and a rational conversation can continue. It works for life and business partners, for parents of teenagers, employers and staff, and even customer service representatives fielding calls from enraged consumers.

A word of caution, this technique is not to be used with the violent abuser, the rage-aholic, or a person under the influence of a mood altering substance. With this population this approach may well back fire and heighten the negative emotion instead of diffuse it. However, it works fantastically 99% of the time with those of us average folk who get frustrated and mad due to life’s common stresses.

Wait a minute though, we’re not done yet, there are two important keys to this ‘magic’ that you must remember:

  1. Your tone of voice and attitude must be non-threatening
  2. You must verbally identify the anger without sarcasm or belittling words

Yes, all it takes is applying these two steps correctly and you’ll diffuse anger every time. To assure your success let’s take a closer look at both.

Tone of Voice: This is so critical. If you come across the least bit hurt, angry yourself, or sarcastic you dispel the magic. Your partner, friend, child or colleague will get defensive and the anger will not dissipate. Your tone must be calm, totally sincere, warm and kind. For it to be that way you have to feel that way. Not necessarily easy if you are experiencing elevated emotions yourself. Therefore this tactic generally works best right at the onset of a possible argument and not when one is already raging.

So, the key here is act quickly, focus on remaining calm and genuinely feel for the other person.

Verbally identify the Anger: Formulating the right words is not as crucial as coming across sincere and kindly. It is important that you verbally state the perceived emotion, in this case anger. You may choose to label it ‘frustration’ or say ‘annoyed’ instead of ‘anger’ which ever you feel fits best. The important thing is to identify it in a questioning manner. Yes, it must be a question and not a statement of fact. You must allow the other person to confirm your assumption. If you express your comment as a fact your partner, friend, child or colleague is liable to stay anger and put up more barriers instead of allowing them to crumble.

Key here is to pose a brief question regarding the anger you perceive in such a manner that the other responds in the affirmative.

“Yes I am” is accompanied or immediately followed by a sense of release and a rational conversation is once again possible.

Where to go from here, well, that’s for another discussion, for now just remember to stay calm and focused on the issue at hand and you’ll do fine.

Remember, life is short… ENJOY!

Corporate Performance Management Software

June 19th, 2008 June 19th, 2008
Posted in Software Tips + More
Comments Off

One widely used approach to managerial appraisal is the system of evaluating managerial performance against the setting and accomplishing of verifiable objectives. Corporate performance management software plays a pivotal role in this regard. This is simple logic, since people cannot be expected to accomplish a task with effectiveness or efficiency unless they know what the end points of their efforts should be. Nor can any organized enterprise in business or elsewhere be expected to do so.

Once a program of managing by verifiable objectives is operating, appraisal is a fairly easy step. Supervisors determine how well managers set objectives and how well they have performed against them. In cases where appraisal by results has failed or been disillusioning, the principal reason is that managing by objectives was seen only as an appraisal technique. The system is not likely to work if used only for this purpose.

Management by objectives must be a way of managing, a way of planning and a key to organizing, staffing, leading and controlling. When this is the case, appraisal boils down to whether or not managers have established adequate but reasonably attainable objectives and how they have performed against them in a certain period.

There are other questions too, when using corporate performance management software. Were the goals adequate? Did they call for stretched (high but reasonable) performance? These questions can be answered only through the judgment and experience of a person’s superior, although this judgment can become sharper with time and experience, and it may be even more objective if the superior can use the goals of other managers in similar positions for comparison.

In assessing the accomplishment of goals, the evaluator must take into account such considerations as whether the goals were reasonably attainable in the first place, whether factors beyond a person’s control unduly helped or hindered in accomplishing goals, and what the reasons for the results were. The reviewer should also note whether an individual continued to operate against obsolete goals when situations changed and revised goals were called for.
